For immovable property, the deed must be registered with the sub-registrar to be valid — an unregistered gift of property doesn't transfer title.

Confirm the gift is valid

We verify the donor owns the property, the donee accepts the gift, and the transfer is voluntary and without consideration — the three essentials under Sections 122-129 of the Transfer of Property Act, 1882.
